As Sydney's prestige apartment market reaches new heights, the Northern Beaches continues to offer a rare combination of lifestyle, scarcity and long-term value.

While Sydney's trophy penthouses continue to command record prices, the Northern Beaches remains one of the few prestige apartment markets where exceptional lifestyle and long-term value continue to align.

Sydney's prestige apartment market has produced some extraordinary sales over the past year, with trophy penthouses and house-sized apartments increasingly competing with traditional harbourfront mansions.

Across Barangaroo, the Sydney CBD, Manly, Mosman and the Eastern Suburbs, buyers have paid between approximately $15 million and $48 million for many of the year's most significant apartment transactions.

The prices are impressive, but the underlying market is not uniform.

The strongest results have generally been achieved by properties possessing an almost irreplaceable combination of whole-floor privacy, uninterrupted water views, substantial internal areas, generous terraces, multiple parking spaces and a level of architectural and construction quality that cannot easily be replicated.

At the same time, the broader Sydney residential market weakened during the first half of 2026. Market conditions became increasingly price-sensitive, creating a two-speed prestige apartment market: exceptional residences continue to command record prices, while compromised or ambitiously priced properties can remain unsold for extended periods.

Barangaroo and the CBD Remain Sydney's Absolute Price Leaders

Sydney's CBD and Barangaroo precinct continue to occupy a category of their own.

During the review period, a Barangaroo apartment reportedly sold for approximately $48 million, reinforcing the precinct's status as Sydney's deepest market for apartments above $20 million.

Barangaroo's advantage is not simply height or harbour views. Its leading buildings offer a combination of international-standard concierge services, security, private lift access, extensive resident amenities and proximity to the CBD that is difficult for suburban developments to reproduce.

The precinct was already operating from an extraordinary historical benchmark. The top three floors of One Sydney Harbour settled for $141.55 million in 2025, while the duplex Crown Residences penthouse reportedly achieved approximately $80 million. These transactions have created a separate tier against which all other Sydney penthouses are compared.

The Eastern Suburbs Continue to Set Prestige Benchmarks

While Barangaroo produced the highest individual prices, the Eastern Suburbs demonstrated the greatest depth of prestige apartment sales, with Rose Bay, Double Bay and Elizabeth Bay all recording transactions exceeding $20 million.

These results reflect sustained demand from affluent downsizers seeking generous proportions, exceptional privacy and irreplaceable outlooks without the maintenance of a traditional family home.

Rose Bay Sets a New $24 Million Apartment Record

The most significant Eastern Suburbs apartment transaction of the period was the sale of the full-floor penthouse within Fortis's Verano development in Rose Bay for $24 million.

The off-the-plan sale surpassed Rose Bay's previous apartment record of $20.2 million, reinforcing continued demand for exceptional whole-floor residences despite broader market conditions.

Double Bay's $20 Million Result Highlights the Value of Scarcity

Another standout transaction was the sale of Eileen Bond's penthouse at 3/9 Gladswood Gardens, Double Bay, for $20 million.

The approximately 492-square-metre residence reportedly sold around $3 million above its guide, demonstrating the premium buyers continue to place on tightly held residences combining scale, privacy and exceptional location.

Elizabeth Bay Reinforces Demand for Exceptional Homes

A garden apartment at 28 Billyard Avenue, Elizabeth Bay, reportedly sold for $22 million, highlighting that premium buyers continue to place significant value on scarcity, privacy and outlook—not just traditional penthouse positioning.

Together, these transactions reinforce a broader trend emerging across Sydney's prestige apartment market: buyers remain willing to pay substantial premiums for genuinely irreplaceable homes.

Manly's Penthouse Market Enters a New Phase

Manly is evolving from a high-value beachside apartment market into a genuine trophy-apartment destination.

A penthouse in a six-residence Manly development reportedly sold for $18.05 million, demonstrating the growing strength of the Northern Beaches prestige apartment market.

The most closely watched Manly offering is the full-floor penthouse at 14/133–137 North Steyne, marketed with a guide of approximately $40 million. Regardless of its eventual sale price, the campaign itself demonstrates the growing confidence surrounding premium beachfront apartments on the Northern Beaches.


The Northern Beaches: Where Penthouse Value Is Being Redefined

While Sydney's CBD and Eastern Suburbs continue to dominate headline pricing, a distinct and increasingly important prestige apartment market is emerging on the Northern Beaches.

Unlike the CBD, where value is driven by global capital and ultra-high-density luxury towers, the Northern Beaches market is being shaped by scarcity, lifestyle retention and a deep pool of long-established local wealth.

According to Peter Grant, Director of Domain Project Sales, the Northern Beaches is now one of the most under-supplied prestige apartment markets in Sydney.

"The Northern Beaches is a very different proposition to the CBD or Eastern Suburbs," Grant says. "You're not dealing with transient capital or international investors in the same way. You're dealing with long-term local wealth—people who have built their lives here and don't want to leave."

He believes this is creating a structural imbalance between demand and supply.

"There is a genuine shortage of penthouse-quality stock across the Beaches. When something truly irreplaceable comes to market, the depth of buyer interest is extraordinary. It's not uncommon to see multiple high-net-worth buyers competing for a single opportunity."

Several upcoming developments are expected to test this demand, including Snappermans at Palm Beach, Dawn in Mona Vale, Lume in Mona Vale and Ohana at Collaroy, where boutique penthouse offerings are expected to establish new benchmarks across the Northern Beaches prestige apartment market.

Grant believes these projects highlight a broader re-rating of the Beaches market.

"If you compare like-for-like quality, the Northern Beaches is offering real penthouse value relative to the broader Sydney market," he says. "You simply cannot replicate the combination of ocean proximity, privacy and low-density living at scale anywhere else in Sydney."

He also points to a growing behavioural shift among affluent downsizers.

"We're seeing a strong cohort of high-net-worth buyers who are not interested in leaving the Beaches. They've raised families here, they're embedded in the community and they're now looking to simplify without sacrificing lifestyle."

This has created what he describes as "pent-up demand at the top end."

"The challenge is not demand—it's supply. There are very few genuine penthouse opportunities, and even fewer that meet the expectations of this buyer group. That scarcity is what will continue to support values."

The Northern Beaches has long been recognised for its exceptional lifestyle, but it is increasingly being recognised for something else: relative value.

While Sydney's headline apartment markets continue to establish new price records, the Beaches still offers an opportunity to secure genuinely premium homes at prices that compare favourably with many comparable harbourfront locations.

As supply remains constrained and demand from local downsizers continues to strengthen, the region's prestige apartment market appears well positioned for the years ahead.

Ultimately, Sydney's prestige apartment market is proving that buyers continue to place the greatest value on homes that are genuinely irreplaceable. Whether it's uninterrupted harbour views, whole-floor privacy or exceptional architectural quality, scarcity continues to underpin the strongest results.
