Why Golf Course Outlooks Are Becoming One of the Northern Beaches’ Most Valuable Property Assets
There was a time when prestige property was defined almost exclusively by one thing: water.
Oceanfront homes, harbour residences and waterfront estates have traditionally commanded some of Sydney’s highest prices, and for good reason. They offer beauty, scarcity and a connection to nature that is difficult to recreate.
Yet quietly, another type of outlook is attracting growing attention from discerning buyers, particularly across Sydney’s Northern Beaches.
It isn’t necessarily a harbour or ocean view.
It is the increasingly rare luxury of uninterrupted green space.
As Sydney becomes denser and new residential projects reshape established suburbs, open outlooks are becoming increasingly desirable. Buyers who have spent decades living in generous family homes are discovering that when they move into apartments, the greatest compromise is often not the size of the residence, but the loss of space beyond their windows.
That is helping drive interest in homes overlooking established parklands, reserves and golf courses.
These landscapes create a living backdrop that changes with the seasons, offers a connection to nature and provides a sense of openness that architecture alone cannot deliver.
For many buyers, particularly those downsizing, the attraction is surprisingly simple.
They no longer want to maintain a large garden, but they still want to enjoy one.
Golf courses, in particular, offer a compelling lifestyle proposition. Whether or not the purchaser plays golf is often secondary. What buyers value is the expansive green landscape, mature trees, birdlife, privacy and the knowledge that somebody else maintains the grounds.
International property research has identified premiums associated with golf course frontage and views in certain markets. While the value varies considerably between locations and individual properties, the findings highlight how buyers can place a premium on attractive, open landscapes beyond their own property boundaries.
On Sydney’s Northern Beaches, opportunities to secure these outlooks are limited.
Unlike purpose-built golf estates found elsewhere in Australia, relatively few homes or apartments directly overlook established golf courses. Many of these positions have been tightly held for decades.
One notable example is Bayview Golf Club, where expansive fairways and mature greenery provide a sense of openness just minutes from Mona Vale, Pittwater and the beaches. Homes overlooking the course offer an appealing combination of natural surroundings, privacy and everyday convenience.
According to Peter Grant, Director of Domain Project Sales, the appreciation for these qualities reflects something he has observed throughout his career working with Northern Beaches buyers.
“For more than thirty years I’ve specialised in helping Northern Beaches homeowners downsize, and one thing has remained remarkably consistent. Buyers don’t just purchase square metres, they purchase the feeling a home creates.”
Grant says the modern downsizer is searching for something different from previous generations.
“Most of our clients have lived in beautiful homes with established gardens, space and privacy. They want to simplify their lives, but they don’t want to feel boxed in. The most successful apartments are those that replace private land with an equally compelling outlook.”
He believes this is why green outlooks with a strong prospect of remaining open are becoming increasingly desirable.
“Luxury isn’t just about finishes anymore. It is about what cannot be replicated. Anyone can install premium appliances or beautiful stone, but very few properties can offer an uninterrupted landscape that is likely to remain for decades.”
While premium apartment purchasers continue to expect generous floorplans, quality construction and beautiful interiors, natural light, privacy and a connection to the outdoors can be equally influential in their decision-making.
For buyers leaving substantial family homes, these qualities can make the difference between downsizing as a compromise and downsizing as an improvement.
Rather than simply reducing the size of their home, they are looking to improve the way they live.
Grant believes this philosophy is increasingly influencing residential design across the Northern Beaches.
“Developers are recognising that buyers don’t necessarily want more apartments, they want better apartments. Projects that capture open space, natural light and lasting views will continue to outperform because those qualities become more valuable as Sydney becomes denser.”
This appreciation for green outlooks is also helping shape the next generation of residential living on the Northern Beaches.
One example is Luma, an upcoming residential offering in Mona Vale by IPM, designed by PBD Architects. Positioned to take advantage of the expansive greenery surrounding Bayview Golf Club, Luma reflects the growing importance of generous living spaces, natural surroundings and an enduring connection to the landscape.
It is an approach that places the experience of living in a home at the centre of its design.
For buyers, the appeal is easy to understand.
A home overlooking established greenery can provide many of the qualities people value about living in a substantial family property, without the responsibility of maintaining extensive grounds.
And as Sydney continues to evolve, the scarcity of these outlooks is becoming an increasingly important consideration.
There will always be new apartments.
There will always be new kitchens, new finishes and new technology.
But opportunities to secure a home overlooking an established landscape that has taken generations to mature are far more difficult to recreate.
That is why the “green view” is quietly emerging as one of the Northern Beaches’ most desirable luxuries.
And for many discerning buyers, it may prove to be every bit as desirable as the blue one.
